ANNUAL MAINTENANCE FEE for the YEAR 2007

 

Statements have been mailed to all Home Owners of record for the Annual Maintenance Fee of $144.00 for the New Year 2007 that was due and payable on 1 January 2007.  The final date to pay this fee is on or before 31 January 2007 and will become delinquent after this date.

 

After 31 January 2007, the Annual Maintenance Fee increases to $202.64!

 

Any account that is delinquent after 31 March 2007 will be turned over to our Legal Representatives - Holt & Young - for collection and additional Legal fees.

 

A REMINDER AND WARNING TO ALL CURRENTLY DELINQUENT HOME OWNERS WHO HAVE OUTSTANDING DEBT FROM PREVIOUS YEARS AND IS STILL DUE.

 

The new year Annual Maintenance Fee for 2007 is in addition to your already previous delinquent account and will be added to the total due.

 

If  you are having financial difficulty, come to the Board of Directors meeting to discuss your problem or write a letter to us and request a meeting to work out a payment plan.  

 

In the past 2 years we have had 4 homeowners that had Foreclosure Lawsuits filed against them and ultimately the homes were repossessed through the foreclosure proceedings.  Don't let this happen to you.

TO ALL NEW HOMEOWNERS who have moved in during the year 2006.

 

The Brays Forest Improvement Corporation holds its' Board of Directors Meeting at 7:30 PM the 2nd Thursday of each Month at the Club House located at 11415 Bandlon Dr.  Every Homeowner is invited to attend these meetings.

 

It should be pointed out here that for the whole year of 2006, only 14 homeowners came to the meetings and participated.  That's pretty sad and makes you wonder if any of the homeowners even care about the Brays Forest Subdivision and what is taking place!

 

We hope that the Year 2007 will be better.

 

CITY OF HOUSTON  NEIGHBORHOOD PROTECTION DIVISION AND DEED RESTRICTION VIOLATIONS

 

 

The Brays Forest Subdivision DEED RESTRICTIONS were written in compliance with the State of Texas and City of Houston covenants and are enforceable in a Civil Court of Law.

The majority of the problem areas we have in this subdivision are:

 

1.         Vehicles parked on lawns/front yards.

2.         Trash/Debris scattered about the yards.

3.         Lawns unkempt.

4.         Flower/Shrubbery beds overgrown with weeds.

5          Vehicles unlicensed and/or out of date Safety Inspections.

 

If - YOU - have a problem that - YOU - feel needs attention from the City of Houston - CALL 311 - and tell the operator that you want to report a problem or complaint.

 

HEAVY TRASH PICK-UP

 

Heavy Trash Pick-up is the 3rd Thursday of each month.  A word of Caution here - The City of Houston is randomly patrolling the various subdivisions of Houston and will issue you a ticket if you place your Heavy Trash out for pick-up any earlier than the week we are due for our pick-up!!

ANNUAL ELECTION OF OFFICERS

 

The Annual Election of Officers and Members of the Board of Directors will take place at the Board of Directors Meeting scheduled for the 8th of February 2007 at the Brays Forest Subdivision Club House.  This election is open to all homeowners of record.

 

If you have any desire to become a member and want to serve on the Board, or if you think that you want new Officers of Members to be elected, this is the opportunity to participate.

 

RECREATIONAL FACILITIES for 2007

 

It is anticipated that our Swimming Pool and recreational facilities will be open and available for all Brays Forest Subdivision families this coming summer.

 

The amount of ANNUAL MAINTENANCE FEES collected and available for the hiring of Certified Life Guards and additional cost of operation will determine whether we can operate on a full week schedule or a part-time schedule (i.e. Friday, Saturday and Sunday).

 

Additionally, we need some volunteers to step-forward and caretake the supervision of the Life Guards and operation of the recreational facilities during the projected three summer months. 

 

All homeowners must remember, that we are still trying to operate on the Annual Maintenance Fee of $144.00 per home that was set in  1972  - and was sufficient for 1972 - but totally and completely insufficient for 2007 !! 

 

We tried in 2005 to get an increase in this fee from $12.00 a month to $20.00 a month (or $1.85 a week extra), in order to come up to current financial operating levels.

 

Out of 245 homeowners that were eligible to vote, only 111 voted - and of this figure - only 77 voted affirmative.  You can draw your own conclusion on how little support we are receiving.
